Through our appointment to LSHTM’s Lot 2 Capital Programme Framework, Walter Lilly is currently delivering a major 1,222m2 reconfiguration and refurbishment of the 4th, 5th, and 6th floors at Keppel Street. Grade II listed since the 1980s, the building is one of the earliest examples of steel frame construction, featuring concrete floor slabs and a classical stone façade that has remained unchanged since 1929.

A world-leading institution specialising in global public health and tropical medicine, LSHTM is renowned for its innovative research and postgraduate education offering. The Phase 3B project aims to support the client’s essential scientific exploration into infectious diseases through the creation of new Containment Level 2 (CL2) and Containment Level 3 (CL3) laboratories alongside support areas. The laboratory designs prioritise strict compliance with HSE, building regulations and providing flexibility in use, ensuring the spaces are adaptable to LSHTM’s evolving needs for the next 25 years.

Our scope of work also includes removing redundant plant and equipment, upgrading retained systems to extend their lifespan, and improving energy efficiency in line with a targeted SKA rating of Silver. This incorporates the installation of new air handling units and air distribution systems, as well as new plant decks. Building efficiency and functionality will also be enhanced through an extension of the Gower Street (West) stairwell and lift core, improving accessibility to the 5th and 6th floors.

The building’s roof will additionally be resurfaced, followed by the installation of new walkways, stairs, and fall arrest systems to improve access for LSHTM’s Facilities Management team as part of a long-term Planned Preventative Maintenance strategy. The building will remain a live environment whilst the required works take place, with Business as Usual maintained for occupants and key stakeholders.
