Rayners Penn

Penn, Buckinghamshire

Set within a 19‑acre estate in the heart of the Buckinghamshire village of Penn, this project brings together the sensitive restoration of several Grade II listed Victorian buildings and the transformation of the surrounding grounds to create a prestigious luxury boutique hotel. The development centres on the conversion of the existing mansion house into the main hotel, complemented by satellite suites across the estate, a wellness spa, fine‑dining restaurant, orangery, cookery school, and beautifully reimagined landscaping for guests to enjoy.

Phase 1 of the project sees us commence with essential groundworks, structural preparation, and core infrastructure works to establish a robust foundation for the wider development. Working in partnership with our sister company, Size Group Structures, our combined engineering, logistics and heritage expertise has helped deliver this critical phase with technical precision and sensitivity for the site’s rich heritage.

Bound on three sides by transport links and sited on the busy Church Road (B474), the project has required meticulous logistics planning to minimise disruption to local villagers and residents. Sustainability underpins every aspect of the project, which is targeting a BREEAM Outstanding rating for new‑build elements and BREEAM Excellent for refurbishment works.
