Walter Lilly was contracted to carry out the new build and fit-out of a mixed-use scheme comprising 8,200 m2 of contemporary residential and retail floorspace over nine levels, including two levels of basement parking.

Formerly home to BBC London, works included demolition of  the part 1930s, part 1960s building facing onto Marylebone High Street.  Whilst retaining the 1930s façade, the perimeter was piled, with a new RC frame built up to form five townhouses, three penthouses,  15 apartments, three retail units and two underground car parks, accessed via car lifts – all whilst keeping a UKPN substation in the basement area live.

The residences are exceptionally well appointed, with marble as a primary feature using a selection of Calacatta Lincoln, Pietra Grey, Fior di Bosco, Mystic White, Bianco Neve and Striato Elegante in the bathrooms and entrance lobbies.  The kitchens, stunningly designed by Italian kitchen specialists Modulnova, boast Caesarstone worktops.  Luxurious bespoke specialist joinery works include wardrobes with bronze inlays, veneered and clad fabrics with mirrors, as well as mirror polished vanity units.  Fine Chevron Oak timber flooring features in living rooms, dining and kitchen areas.

The development was built to meet the Code for Sustainable Homes Level 4, with a 48 panel solar PV array on the roof, low air permeability to minimise heat loss, bespoke windows triple-glazed for increased thermal performance, and electric car charging points in the underground car parks.

This project was recognised in the Schüeco Excellence Awards for Design and Innovation 2019 with a Residential Development Commendation and a Steel Project Commendation, and has been shortlisted for The Brick Awards in the Small Housing Development category.
