Procured using the NEC Form of contract on a Two Stage Design and Build basis, the scheme involved the construction of new stores building on the Veterinary Laboratories Agency site at Weybridge. 

It incorporates a sheet metal roof with an integral waterfall on to the front of the building and then into the rainwater harvesting system.  Internally storage includes freezers, chemical and secure areas along with racking and high bay pallet area.  Externally a new concrete road area and gas store have been constructed and landscaping undertaken.

The project achieved an Excellent BREEAM rating of 83.76% and incorporates the following measures:

a    Energy efficiency measures, including

  • Air leakage rates of no greater than 10m3/hr/m2
  • External lighting controlled by daylight sensors or time clock
  • Electrical sub-metering to allow measuring of main and subsidiary areas.
  • Carrying out of a thermographic survey
  • Draught proofing measures with 1800mm insulation
  • The building will achieve zero carbon emissions during operation and includes a bio-fuel boiler, domestic hot water pre-heating solar panels, photo voltaic cells and wind turbines

b    Reduced construction impact by

  • The measuring and monitoring of water usage, pollution and environmental impact against pre-set KPIs
  • Use of a waste management plan and recycling of waste.  Two operatives were permanently delegated to the collection and sorting of rubbish.
  • Use of timber and other materials from sustainable sources

c    Internally

  • Use of natural light
  • Zoning controls for heating, ventilation and lighting
  • Environmental controls
  • Provision of cycle bays
  • Rainwater harvesting system for use with WCs and irrigation

Walter Lilly worked with the Architects and Environmental Consultant to improve the BREEAM scoring at Design stage and the scoring was increased by up to 12 points.

The project was the winner of the National BREEAM Industrial Award 2010.
