Mechanical & Electrical Services Managers

Walter Lilly’s Mechanical & Electrical Engineering Services Managers all have experience of working on highly serviced buildings, both within high quality residential projects and research and production facilities. All projects have bespoke challenges which include, the routing and “fit” of services within a high quality project.

Early involvement of our Services Managers enables them to understand the design philosophy regarding the services and its interaction with the construction elements of the building works. This ensures they are able to establish the key areas with regard to routing and any necessary builder’s work requirements.

M&E co-ordination requires strict control over drawing production where the appointed specialist may be required to produce installation drawings. This has to be done in a manner to suit the intended installation sequences and programme.

Frequent and regular services meetings are held. These meetings discuss programme, information flow, drawing, progress and approvals, manufacture and deliveries, installation progress, labour, quality control, health, safety & security and industrial relations.

One of the major services co-ordination roles is that of managing the commissioning process. Walter Lilly’s M&E Services Managers are often site based during this period of testing and balancing.

A designated testing team from the appropriate subcontractor’s carries out the mechanical and electrical commissioning, managed by Walter Lilly and in accordance with the specification and industry standard guidelines, i.e. CIBSE Commissioning Codes, relevant British Standards and British Standard Codes of Practice, and manufacturers’ data and recommendations.

Great emphasis is given to ensuring that a comprehensive, accurate and well-recorded commissioning process is carried out on all systems.

Upon completion of each system commissioning, the performance is monitored through proving and assessment. Where relevant to the classification of internal spaces, environmental tests are carried out to confirm continuous operation within the agreed design parameters for an agreed duration without incident.

With regard to the new Part L (April 2006) Regulations, it is evident that the planning of the commissioning activities and the works themselves are key components in the design process for the building as a whole and in the subsequent proving of that design. Walter Lilly's procedures are reviewed and adjusted where necessary, in conjunction with the design team, to ensure that the new regulations are properly addressed.
