After Care Management

Walter Lilly always strives to deliver high quality projects and aims to be defect free at the end of each contract.

Following completion on site, it is the incumbent Project Manager who retains full responsibility for the correction of any defects identified after Practical Completion. That manager will generally use the services of the Walter Lilly After Care Manager, who is invited to the project prior to completion for the purposes of formal introduction to the Client’s team.

The After Care Manager is responsible for the process of achieving the Making Good Defects Certificates for all our contracts and has extensive project management experience.

Following Practical Completion the Project Manager and After Care Manager mutually agree that the project is ready for transfer from the site team to the After Care Manager.

 

The contents of the After Care information pack includes:

  • Scope of works,
  • Project Directory / Contact list including Building Manager,
  • Project Drawings and Finishes Schedules,
  • Trade Contractor’s contact list,
  • Operation & Maintenance manual,
  • Access to Building Manuals,
  • Notification of problems & defects, post contract service,
  • Practical Completion certificates,
  • Copy of a signed-off completed Snagging Sheet,
  • Building Regulations approval,
  • Warranties in place / Extended Maintenance Agreements in Place and details of Heating / Air Conditioning, Electrics, Building Management System, Security, In-house entertainment, Communications System, Lifts, Pool etc.
  

The After Care Manager takes the project forward to the completion of Making Good Defects and the receipt of the Making Good Defects certificate. All documentation is then returned to the Project Manager and the Building Files are updated accordingly.
