New Project Award – £21m Private Residence, Mayfair

Following award of the strip-out contract at this Grade I Listed residence in Mayfair earlier this year, we are delighted to confirm that we have secured the main tender – a two stage opportunity valued at circa £21m.

The project, due to commence on site in February, consists of the internal removal of the rear external escape staircase, followed by structural works to the rear of the property and to form a sub-basement area and a service trench.  The roof is to be reconfigured and existing historical features restored.  The facades will also be restored.

The internal spaces will be reconfigured to form the highest quality of living accommodation and historical features restored, most notably on the ground and first floors and in the central stair/atrium area.

New Project Award – £6.8m Private Residence, Maida Vale

We have been awarded, and commence in January on this Private Residence contract comprising the construction of a new basement extension under the entire footprint of the existing residence and extending for a distance of circa 8 metres into the rear garden, together with a full refurbishment of the lower ground to third floor of the existing house.

The scope includes the retention of the existing ground structure and fabric whilst including the creation of new central, vertical circulation to include new stairs and lift from the new basement to 2nd floor level.

Works will also include the refurbishment of existing elevations and roof including windows and doors, fine finishes integrated with Audio Visual and Mechanical and Electrical Services.

The existing floor area of the house will be increased by 2,000ft2 at project completion.

Private Residence, Regent’s Park, £22 million

SILVER MEDAL, Construction Manager of the Year Awards 2012

One of Walter Lilly’s Project Managers was awarded a Silver Medal in the ‘Projects £17-£23m’ category at this year’s Construction Manager of the Year Awards in recognition of his and the team’s efforts on our recently completed Private Residence project in Regent’s Park.

New Project Award – £9.8m Private Residence, Kensington & Chelsea

We have been appointed and await project commencement in January for the refurbishment and new build works to be carried out at this Private Residence in Kensington.

The works will involve the temporary retention of the facade, rear walls and party walls of the property whilst the internal floors and roof are removed and replaced with a new load bearing steel frame structure.  In addition, a new basement will be formed beneath the existing property extending out to the front vaults and rear gardens.

Further works include the construction of a new roof, brick and stone repairs, new windows and external decoration.  Internally, the property will be fitted out to a high standard as one dwelling.

Bottoming Out Ceremony – 1st November 2012 Private Residence, Brompton Ward, London

This private residence in London has been undergoing a substantial remodel after demolition of the existing building. This was necessary as the brief was to create a new double basement some 10m deep which had involved engineering beyond the norm.

Heavy support work was needed to keep the facade and adjacent properties stable and a single borehole some 30m deep was required to accommodate the single-section hydraulic ram for the lift.

Traditionally, when the structure of a building is complete, a topping out ceremony is carried out.  On this occasion, it was decided that it would be more appropriate to have a ‘bottoming out’ ceremony to mark the completion of the excavation and an engraved silver trowel was presented to the Architect.

Private Residence, Mayfair, £40 million

SILVER AWARD, Considerate Constructors National Site Awards 2012

Walter Lilly’s project team were awarded a Silver Award at this year’s Considerate Constructors National Site Awards.   Our site was particularly commended for the high standards reached in the categories of considerate, environment, neighbour, respectful and responsible.  In addition,  it was commended for its exceptional achievements in the categories of cleanliness, safe and accountable.  The CCS Chairman, Robert Biggs commented that this site was a credit to Walter Lilly and to the Site Team.
